What you get
Finding a compliant location is the hardest step between preliminary approval and a license. We do the part that’s the same for everyone: reading the rules and drawing them on the map.
Zoning, already read
We read each city’s cannabis ordinance and map the districts where a store is allowed, including rules like Minneapolis’ 3-acre commercial requirement.
Buffers, measured
Schools, child care centers, playgrounds and athletic fields, measured property line to property line, using each city’s own distances.
A status for every parcel
Allowed, blocked by a buffer (and which one), or close enough to an edge that you should measure before you sign.
Who owns it
Owner name and mailing address, market value, size and last sale, so you can write to the owner of a building that isn’t even listed.
Who’s already there
Every licensed cannabis store and hemp retailer on the map, with the distance from each parcel to the nearest cannabis store.
Your shortlist
Save sites, track them from contacted to lease signed, keep notes, and export any search to a spreadsheet.
The clock is running
Over a thousand Minnesota cannabis businesses hold preliminary approval and have 18 months, plus up to two six-month extensions, to secure a site, win local approval and pass inspection. The 2026 law also lets licensed businesses add stores with a medical endorsement, and new license rounds can open in July 2027.
- ◆Rule out the addresses that can never work before you tour them
- ◆Find owners of eligible buildings that aren’t listed for lease
- ◆See how close the nearest competitor is
- ◆Bring a shortlist, not a guess, to the city’s zoning desk
Simple plans
The national license databases charge about $1,000 a year. This is Minnesota only, with the zoning work done.

Questions
- Where does the data come from?
- Each city’s adopted cannabis ordinance and official zoning map, official state school, child care and license records, and official county property records. We re-check every city’s rules each quarter and show the date on its page.
- Can I rely on it instead of asking the city?
- No. It’s a screening tool that narrows hundreds of addresses to the handful worth a call. Zoning maps lag, a new school or day care can open, and a city may measure a buffer differently. Confirm any site with the city’s zoning staff before you sign a lease or buy.
- Which cities are covered?
- Minneapolis, Saint Paul, Coon Rapids today. We add cities in the order waitlist members ask for them. Tell us yours on the form below.
- Who is it for?
- Preliminarily approved applicants on the clock to find a site, licensed businesses adding a location, commercial brokers and landlords who want cannabis tenants, and the attorneys and consultants who advise them.
- Do you include phone numbers?
- No. Owner mailing addresses only. Write to owners; don’t cold-call them.
- Can I cancel?
- Yes, any time, from your account page. You keep access to the end of the period you paid for.
