These terms govern your use of Minnesota Cannabis Atlas (the “Service”). By creating an account or subscribing you agree to them on behalf of yourself and any business you represent.
1. What the Service is
The Service compiles public Minnesota zoning, school, child care, license and property records and screens parcels against the cannabis business rules each covered city has adopted. It is a research tool for cannabis businesses, real estate professionals and the people who advise them.
2. A screening tool, not a zoning determination
- Not a determination. A status such as “allowed” means our screening found no conflict with the rules and data we hold. Only the city (and the state’s licensing office) decides whether a site qualifies.
- Confirm before you rely on it. Before you sign a lease, buy property, apply for local approval or spend money on a site, confirm the zoning, buffers and any cap with the city’s zoning staff.
- Accuracy. Zoning maps, school and child care locations, licenses and property records can be incomplete, out of date or wrong. Cities can change their rules. Our distances are measured between property outlines and can differ from a city’s method. We show the date we last verified each city’s rules.
- Not legal advice. Nothing in the Service is legal, real estate or tax advice.
A screening tool compiled from official city zoning, state license records and county property records. Zoning, buffers and parcel data can be out of date, and our distances (measured between property lines) can differ from a city’s own measurement. Confirm any site with the city’s zoning staff before you sign a lease or buy. Not legal advice.
3. How you may use the data
- Use it for your own business, or for clients you advise on a specific site search.
- Contact property owners and license holders lawfully: by mail, email that complies with CAN-SPAM, or through their brokers. No robocalls, unsolicited texts or harassment.
- Don’t resell, republish or share the data or exports outside your account, or use automated tools to copy the Service.
4. Accounts
Each login is for one person. Keep your password private. The account owner is responsible for the people they invite.
5. Billing and cancellation
Subscriptions renew each month or year until cancelled. Cancel any time from your account page; you keep access until the end of the period you paid for. We don’t give partial refunds. Prices can change with 30 days’ notice to account owners.
6. Availability
We aim to keep the Service available and current but don’t guarantee it. Cities are added and refreshed on a schedule we publish in the app.
7. Liability
The Service is provided “as is.” To the extent the law allows, Minnesota Cannabis Atlas is not liable for any loss from relying on a screening result, including lease, purchase or application costs, and our total liability is limited to what you paid in the three months before the claim.
You will defend and indemnify Minnesota Cannabis Atlas and its owners against claims arising from your use of the Service or your breach of these terms, including claims by people you contacted.
8. Changes and governing law
We may update these terms; material changes will be emailed to account owners. Minnesota law governs these terms, and disputes will be heard in the state or federal courts located in Hennepin County, Minnesota.
